Full Job Description

PURPOSE

According to prescribed policies and procedures, under the general supervision of the Senior Property Manager, Property Manager, and/or Maintenance Supervisor, assumes responsibility for maintaining the facility grounds and surrounding areas in a safe and aesthetically pleasing condition for the residents and general public.

ESSENTIAL FUNCTIONS

Assumes responsibility for the effective performance of assigned facility maintenance functions.

a. Performs the mowing, trimming, edging, raking, weeding, fertilization and application of necessary herbicides and pesticides and planting of all grass, plants and flowers in appropriate timely manner. If landscape services are contracted, this position is responsible for ensuring the work is performed in a timely and acceptable manner. Immediately reports any deficiencies or non-performance of contract to the Property Manager.

b. Walks the grounds and checks all garbage disposal areas continually and keeps the property clean, free from litter and pet waste. Immediately reports any items left on property that were not disposed of properly and takes appropriate action.

c. Sweeps the grounds and in the winter keeps walkways and parking lots free of snow and ice per policy.

d. Cleans and/or repairs gutters.

e. Assists maintenance in keeping all equipment in operable condition. Assists with other work as needed.

f. Provides assistance and direction on outside service and repair work.

g. Checks landscaping needs and reports any deficiencies or noted conditions. Checks irrigation system and completes repairs as necessary and reports conditions that require outside maintenance. If there is not an irrigation system in place, this position is responsible for watering landscape areas and to ensure there is adequate equipment and materials for proper maintenance of all landscaping, trees, shrubs and flowers.

h. Maintains grounds, parking lots, and driveways, including keeping walkways and parking lots free of snow and ice per policy.

i. Checks asphalt, concrete areas and sidewalks for hazards and takes appropriate action to provide caution alerts. Immediately reports all areas noted to Property Manager for final repair instructions.

Assumes responsibility for maintaining related maintenance records.

a. Completes work orders and inspections appropriately per policy and procedure.

b. Reviews all Material Data Safety Sheets and follows instructions regarding use, disposal of or spills.

Assumes responsibility for establishing and maintaining effective communication, coordination, and working relationships with residents, co-workers, community leaders, owners, management, vendors, and service providers.

a. Keeps management informed of area activities and any significant problems or maintenance concerns.

b. Attends and participates in meetings as required. Completes required records and reports.

c. Assists vendors and service providers as needed.

d. With respect to Resident Rights, ensures all residents and staff are treated with respect and dignity. Reports all complaints made by residents and/or families to the appropriate supervisors. Reports all allegations of abuse, misappropriation of funds/property and/or any other corporate compliance items drug free workplace, safe work practices, all federal, state and local regulations and laws immediately.

Assumes responsibility for related duties as required or assigned.

a. Manages relationships, both internally and externally exercising appropriate communication and interpersonal skills.

b. Must be knowledgeable and adhere to fair housing laws.

c. Completes assigned training in a timely manner.

EXPECTATIONS
Property grounds are clean, free of litter and trash.
Lawn is mowed.
Sidewalks are free of snow and ice.
Groundskeeping needs and problems are promptly identified and resolved or reported to supervisor.

Must adhere to all policies, procedures, terms and conditions set forth in the National Church Residences’ Employee Information Guide (EIG), the Code of Conduct, as well as any facility handbook, including but not limited to, corporate compliance, drug free workplace, safe work practices, all federal, state, local regulations and laws.

Achieve acceptable Resident Satisfaction score as measured.

Ability and means to travel on a flexible schedule as needed, proof of liability and property damage insurance on vehicle used is required.

JOB SPECIFICATION SHEET

Education: Must have high school diploma or equivalent.

Experience: One to two years groundskeeping experience. Knowledge of janitorial equipment and maintenance procedures.

Skills/Ability: Well organized and able to work well independently. Able to coordinate well with others and professionally assist others as needed. Attentive to detail. Good communication, comprehension and interpersonal skills. Must have working knowledge of computer or tablet software.

Mental: Must have the ability to understand data and carry out verbal and written instructions.

Licensure: Valid driver’s license and able to meet National Church Residences’ motor vehicle policy.

Supervision Received: General supervision: Employee generally operates by himself/herself checking with supervisor when in doubt.

Reasoning Ability: Ability to apply common sense understanding to carry out detailed but uninvolved instructions and to deal with problems involving a few variables.

Mathematics Ability: Ability to perform very basic math skills including adding, subtracting, multiplying, and dividing two digit numbers; to perform the four basic arithmetic operations with money; to perform operations with units such as inch, foot, and yard; ounce and pound (or their metric counterparts).

Language Ability: Ability to communicate and understand English.

Working Conditions: Acceptable; some distractions. Worker is subject to changing inside and/or outside temperatures which may include extreme heat (temperatures above 100 degrees) or extreme cold (temperatures below 32 degrees) Worker is subject to work conditions that are somewhat disagreeable; elements such as noise, dust, heat and oil exist but not to the extent of being continuously disagreeable.
