Position Summary

The Occupancy Specialist determines the eligibility of applicants who are seeking affordable housing assistance covered by the Fair Housing Act. You screen applications and interview the candidates. Your duties and responsibilities are to collect information from applicants, such as income verification, perform background checks on each tenant, schedule showings of apartments or houses, and manage the database that tracks payments and outstanding debts. You may also help applicants with rent calculation and point them to any tax credit or benefit programs which may help them pay for their rent.

Primary Responsibilities

Work with team members on the property management side to complete income certifications.

Compile certification documents and forms provided by community staff into package for certification approval; Follow-up with community staff to collect missing documents and make corrections as needed; provide guidance and customer service.

Enter data into Yardi software to create 50059 and TIC documents.

Submit packages to designated Compliance Review team. Inform community staff when package is approved for signature.

Finalize certifications in software and ensure required uploads are attached to resident.

Participate in lease-up and special projects.

Audit community files for accuracy and completeness.

Provide direction on HUD and LIHTC program details.

Provides coverage for counterparts as needed.

Perform other duties as assigned.

Qualifications and Requirements

High school diploma or general education degree (GED); AND 2+ years related housing experience OR BA from a 4-year college AND 1+ years related experience or training; Bachelor's degree (B.A.) from four-year college or university preferred.

Certified Tax Credit Specialist and Certified Occupancy Specialist (or equivalent) or willing and able to obtain certifications within 90 days of employment.

1-2 years work experience in real estate or property management preferably in affordable housing is also useful because you are one of the principal liaisons between our compliance office, property managers, and leasing officials.

CCH conducts background checks on all candidates who have received a conditional job offer. Satisfactory completion of background check is a requirement of employment with CCH.

A valid driver license, reliable personal vehicle, personal auto insurance as required by law, and an MVR sufficient to obtain and reasonably maintain insurability under agency auto liability policies are essential job requirements.

Knowledge Skills & Abilities

A strong working knowledge of Fair Housing law, HUD regulations, the Low Income Housing Tax Credit Program, and the Section 8 program.

Broad knowledge of accounting principles and/or an accounts receivable background.

Proficient with YARDI, Microsoft Office 365 platform and ability to quickly learn the organization’s other systems

Strong analytical and problem-solving skills.

Strong interpersonal skills, including written and oral communications, listening, presentation, group facilitation, influencing and negotiations.

Ability to resolve problems, handle conflict and make effective decisions under pressure.

Excellent organizational skills, attention to detail and time management skills with a proven ability to meet deadlines.

Ability to serve with integrity, professionalism, and confidentiality.

Ability to prioritize tasks and consistently meet project deadlines.

Physical Requirements

Generally minimal physical exertion is required. Prolonged periods of sitting at a desk and working on a computer. Occasional lifting of heavy boxes and presentation materials occurs. Must be able to lift 15 pounds at times. Occasional local travel as necessary to meet job responsibilities. Must be able to access and navigate properties and the organization’s various office facilities.

Job Type: Full-time

Pay: $31,945.68 - $91,141.62 per year
