The Physical Plant Manager provides essential and routine maintenance and repairs as needed for the church buildings and grounds. This team member also fills in for the Custodial Sexton on their days off on an as needed basis. This is a full-time position consisting of 40 hours per week. Knowledge of repair and maintenance duties and the equipment/supplies necessary to perform such duties is necessary. The position entails a variety of tasks and relies on experience and judgement to accomplish goals. Creativity and flexibility are required as well as the ability to interface with vendors, contractors, parishioners, staff and the general public. A Mutual Ministry Review (evaluation) will be conducted annually in the month of March.
Duties and Responsibilities:
- Plan, coordinate and assist in the entire seven-day program of custodial care for the efficient operation of the church and ancillary buildings/areas
- Assist all property team members with the overall security of the church property such as ensuring all doors/gates are locked at the end of the day
- Daily walk through building to check for anything that may be out of place and address as needed
- Check light bulbs and if any are out replace as soon as possible
- Provide and inventory list of supplies needed to the Administrative Assistant to be ordered by her
- Report any safety, maintenance, and repair needs to the Rector or Administrative Assistant
- Monitor HVAC and heating systems to ensure they are working properly and maintained per an established maintenance schedule
- Plant and maintain outside gardens as required (including watering as needed)
- Paint and maintain finishes as needed
- Ensure all tools/equipment are properly maintained and stored properly
- Obtain bids and estimates as requested by Rector/Property Committee and serve as liaison for contractors and vendors
- Schedule and supervise work on maintenance approved projects and notify Rector/property Committee regarding payment when work is completed
- Ability to anticipate potential problems and concerns about the physical plant and communicate such issues to the Rector/Property Committee
- Cooperate with the Rector and Property Committee in preparation of annual budget to include long range planning for maintenance and supplies
- In consultation with the Rector, assist in planning “clean up/work days” for the congregation
- Maintain data for the operation, maintenance, and repair of all property and equipment other than office business machines and music property
- Assist with setting up tables and arrange rooms for special events according to planned specifications as needed
- Assist with the opening and closing of the church before and after functions as needed
- Work with Administrative Assistant to maintain an ongoing computer record of all physical assets
- During times of snowfall, assist with clearing sidewalks and steps and place salt to avoid slick spots
- Be available for weddings, funerals and other events that may fall outside the normal work day and perform needed set-up and clean-up as necessary
- Assist with the putting up and taking down of holiday decorations as needed
- Assist with special projects and other duties assigned by the Rector
- This position requires the incumbent to be available during ALL Church Holidays (Holy Week and Easter, Christmas Eve and Christmas Day, Pentecost and Bishop visitations)
Knowledge, Skills, and Abilities:
- Serve as liaison contact for technicians and contractors as necessary
- Ability to work inside and out in varying climates
- Ability to move and carry objects
- Ability to lift 50 pounds
- Ability to climb steps and ladders as well as bend, pull, and push
- Ability to safely work equipment and tools such as drills, saws, etc.
- Ability to read and follow both written and oral instructions
- Possess general knowledge of maintenance and equipment/supplies and their use to perform duties effectively
- Be aware and follow safe working procedures
- Ability to work with minimal supervision to accomplish assigned tasks

Requirements:
- Previous maintenance experience
- Working knowledge of maintenance equipment and supplies
- High school graduate or equivalent
